When letting your property, we understand finding the right tenant who pays the rent on time and takes good care of your property is the essential part of our service. We also realise due to other business and work commitments some landlords have less time on their hands to look after and manage their investments.

Listed below are the service options available:

  • Full Property Management Service

    The Fully Managed Service is perfect for the busy landlord with limited time available for managing their investments, from a single property to a large portfolio we will look after every aspect of the tenancy.

    We charge a set up fee for the preparation of particulars, marketing your property and finding you a suitable tenant.  We will also draw up any necessary tenancy agreement and prepare a detailed inventory (charged to the tenant) at the start of the tenancy. A monthly fee will then be charged for managing day to day tenant enquiries, periodic inspections and rent collection.

    This service includes

    • Marketing your property to potential tenants advertised on huge marketing networks that include Rightmove and Zoopla
    • Accompanied viewings with potential tenants
    • Organise tenant referencing, credit checks and arranging for guarantors when necessary
    • Tenancy Agreement (charged to the tenant)
    • First months rent collection and deposit
    • Inventories and schedules of conditions available to purchase
    • Utility readings taken
    • Deposit held in the Deposit Protection Scheme
    • Quarterly inspections
    • Advise you when tenancy is coming to an end and take instructions on re-letting the property
    • Property inspection and inventory at the end of the tenancy available to purchase
    • Rent collection
    • Monthly statements of rent payments
  • Tenant Find Service

    The Tenant Find Service is perfect for the Landlord who is happy to take on the responsibility of managing the tenancy themselves, and just wants assistance finding a suitable tenant.

    We charge a Tenant Finders fee for the preparation of particulars, marketing your property and finding you a suitable tenant.  We will also draw up any necessary tenancy agreement and prepare a detailed inventory (charged to the tenant) at the start of the tenancy.

    This service includes

  • Rent Collection Service

    The Rent Collection Service is perfect for the Landlord who is happy to take on the responsibility of managing the tenancy themselves, and deal with any maintenance issues or requests from their tenants, but would like assistance with the administrative and financial duties.

    The monthly commission for the Rent Collection service is lower than our Fully Managed Service, we will take the responsibility for the collection of rent, producing monthly statements and making payments to the landlord by BACS.

    This service includes

    • Arranging a Standing Order for the payment of rent
    • Deposit held in the Deposit Protection Scheme
    • Monthly statements of rent payments
    • BACS payments to the Landlord
