Tenants Fee’s

We are committed to clearly setting out our charges and fees, all fees listed below are inclusive of VAT.

The deposit is normally equivalent to one months rent plus £200, you will be required to pay this before the start of the tenancy, subject to passing all references.

  • Applicant Referencing £144 Inc VAT

    Potential tenants of 18 years or over applying to rent a property will be charged an applicant referencing fee of £144.00 Inc. VAT per person. On receipt of payment we will undertake references for our client the Landlord which will include, a credit reference, an employerʼs reference and a rental reference from your Landlord if applicable. This payment is nonerefundable should your application be declined.

  • Guarantor Referencing £144 Inc VAT

    If you haven’t been employed for longer than 6 months, or you are not in permanent Full Time employment, or the rent is more than 40% of your annual income, a guarantor will be needed. Your guarantor will be charged a guarantor referencing fee of £144.00 Inc. Vat and go through the same referencing process as you and will agree to take joint responsibility for the rent of the property. The guarantor will be liable to pay any rent arrears and for any damages the deposit does not cover.

  • Tenancy Agreement £180.00 Inc VAT

    After a successful application, before any tenancy begins you will have to sign a Tenancy Agreement. You will be charged £180.00 Inc. VAT for the preparation of the Tenancy Agreement. A Tenancy Agreement is a legal binding document signed by yourself, your landlord or the landlordʼs representative, that sets out your rights, obligations and responsibilities within the tenancy. The minimum term for a Tenancy Agreement is 6 months, in some properties the term will be for a minimum of 12 months but a longer agreement term can be negotiated.

  • Company Referencing £300 Inc VAT

    When a property is to be rented by a company, the company will be charged a reference fee of £300.00 Inc. VAT. Financial references will be undertaken to include, a reference of a company credit limit and a Financial rating check.

  • Tenancy agreement Renewal / Extension £60 Inc VAT (shared 50/50 with Landlord total £120.00)

    When nearing the end of your fixed term Tenancy Agreement if you would like to renew for a further fixed term, the tenant will be charged £60.00 Inc. VAT for the re-negotiation and preparation of the Tenancy Agreement.

  • Inventory Check-in / Unfurnished £90 Inc VAT

    Before the start of a tenancy, you will be charged £90.00 Inc. VAT for the preparation of an inventory document that describes the condition of the property and the condition of anything left behind by the Landlord. This document is will help to clear up in any disputes at the end of the tenancy.

  • Inventory Check-in / Furnished £120 Inc VAT

    Before the start of a tenancy, you will be charged £120.00 Inc. VAT for the preparation of an inventory document that describes the condition of the property and the condition of anything left behind by the Landlord. This document will help to clear any disputes at the end of the tenancy.

  • Check out Fee £60 Inc VAT

    At the end of your tenancy, you will be charged a check out fee of £60.00 Inc. VAT for the preparation of a check-out inventory to assess the condition of the property at the end of the tenancy. This document will be invaluable when requesting back your deposit.

  • Key replacement £24 Inc VAT

    For the re-cutting of broken keys or for the cutting of extra keys, you will be charged £24.00 Inc. VAT per key.

  • Overpayment Fee £24 Inc VAT

    At the end of your tenancy you must cancel the standing order for rent payments, as we can’t do this for you. For returning any overpayments back to your account you will be charged £24.00 Inc. VAT for this administration.

  • Outgoing reference £24 Inc VAT

    For any outgoing references to future Landlords or Letting Agents, you will be charged an administration fee of £24.00 Inc. VAT per reference.

  • Example of initial Fees needed for two people renting an unfurnished property @ £600 per calendar month
